"Allen is an amazing city and with the addition of One Bethany at Watters Creek, it is everything you could ask for in a location," said Scott Winsett, COO of Boss Fight Entertainment. "It has great character and the proximity to restaurants and entertainment venues as well as access to great talent made it an easy choice for us to build our headquarters and establish permanent roots here."

"Boss Fight Entertainment is a perfect addition to the growing roster of creative, cutting-edge tenants who have made One Bethany East their new corporate home," said Derrick Evers, CEO and Managing Partner of Kaizen Development Partners. "We are humbled that they selected One Bethany East and recognize the hard work and a commitment to excellence by everyone that made this possible."

Commercial real estate consulting and brokerage service provider IC3 negotiated the lease on behalf of Boss Fight. The firm has been developing and implementing real estate strategies and solutions for the principals of Boss Fight since 2009.

"Multiple buildings and cities were evaluated per Boss Fights needs and goals," Bob Ikel, President, IC3. "In the final analysis, the negotiations with One Bethany at Watters Creek developed a 'win-win-win' relationship between Boss Fight, the landlords and the City of Allen."

JLL Senior Vice Presidents Chris Doggett and Blake Shipley and Executive Vice President Daryl Mullin, negotiated the 13,500-square-foot office lease on behalf of Kaizen Development Partners. Doggett, Shipley and Mullin are leading the leasing and marketing efforts for One Bethany East, which will deliver this February.

"Kaizen Development Partners is meeting the increasing demand of growing companies in North Texas," said Doggett. "One Bethany East provides an ideal, long-term office solution with its accessibility and nearby amenities for employees. We're proud to help Boss Fight Entertainment secure an office solution that strategically positions them for future success."

The 125,000-square foot, Class A office property will have a conference center, training room, tenant lounge, fitness center and large, 570-space structured parking garage.

"It's great to see a high-tech gaming company like Boss Fight choose Allen for its next corporate headquarters," says Allen Mayor Stephen Terrell. "Not only will they enjoy a cutting-edge office building, they'll be just across the street from some of our city's best shopping and dining at Watters Creek. It's the perfect location for a growing business."

One Bethany at Watters Creek is located within walking distance of a diverse mix of shops, restaurants and high-quality apartments in the Watters Creek mixed-use development. The office park is planned for a mix of multi-tenant Class A office buildings and single-tenant build-to-suit Class A office buildings designed to meet the needs of larger tenants in a campus environment.

In addition to One Bethany East, One Bethany at Watters Creek will include high-tech firm NETSCOUT's new regional research and development office, which broke ground in August, and the recently announced Delta by Marriott Hotel and Convention Center. Allen Economic Development Corporation and the City of Allen were instrumental partners to the office park's development.
