The AAII Sentiment Survey is a weekly survey of its members which asks if they are "Bullish," "Bearish," or "Neutral" on the stock market over the next six months. AAII first conducted this survey in 1987 via standard mail. In 2000, the survey was moved to AAII's website.

The HPI is a broad measure of the movement of single-family house prices. The HPI is a weighted, repeat-sales index, meaning that it measures average price changes in repeat sales or refinancings on the same properties. This information is obtained by reviewing repeat mortgage transactions on single-family properties whose mortgages have been purchased or securitized by Fannie Mae or Freddie Mac since January 1975. The HPI serves as a timely, accurate indicator of house price trends at various geographic levels. Because of the breadth of the sample, it provides more information than is available in other house price indexes. It also provides housing economists with an improved analytical tool that is useful for estimating changes in the rates of mortgage defaults, prepayments and housing affordability in specific geographic areas.

Primary Mortgage Market Survey Report

Freddie Mac's Primary Mortgage Market Survey® (PMMS®) surveys lenders each week on the rates and points for their most popular 30-year fixed-rate, 15-year fixed-rate, 5/1 hybrid amortizing adjustable-rate, and 1-year amortizing adjustable-rate mortgage products. The survey is based on first-lien prime conventional conforming mortgages with a loan-to-value of 80 percent. In addition, the adjustable-rate mortgage (ARM) products are indexed to U.S. Treasury yields and lenders are asked for both the initial coupon rate and points as well as the margin on the ARM products.

Traffic Volume Trends Report View all 3 indicators in this report

Traffic Volume Trends is based on hourly traffic data reported by the states. The vehicle miles traveled (VMT) is calculated using the Highway Performance Monitoring System (HPMS). HPMS includes the annual average daily traffic (AADT) by road segment. The AADT is then multiplied by the length of the road segment and summed for all road segments which gives the annual VMT. The monthly VMT is estimated by combining the change rates for each month with the most recent annual VMT.

Trimmed Mean PCE Inflation Rate Report

The trimmed mean PCE inflation rate is an alternate measure of inflation in the price index for personal consumption expenditures calculated by the Federal Reserve Bank of Dallas using data from the Bureau of Economic Analysis (BEA). It is calculated by removing a certain fraction of the most extreme observations and then taking a weighted average of the remaining observations. The trimmed mean PCE inflation rate has been shown to outperform the usual measure of excluding food and energy as a guage of core inflation in the economy.
